How a Staging Consultation Works

I just thought I’d run through what a typical consultation would be like so you can get an idea of what to expect. It’s quite simple:
First, I give a detailed list of recommendations to improve the interior and exterior of the property. Generally, homeowners like an explanation about my decisions which is a great way to educate them on what exactly home staging is doing for the sale of their home.
I usually suggest wall colour choices for the whole house. It’s important to address all the rooms instead of just concentrating on one, because if only one is painted the rest can look dingy in comparison. Not that every room always needs painting, but it is good to be aware of the state and presentation of each room. I then recommend furniture placement for every room and what needs to be removed or suggestions as to what should be brought in to add to the ambiance. I always follow a 5 step process when looking at a room: floors, walls, ceilings, windows and then “stuff”. This process allows you to make sure you cover all aspects and areas in each room.
Next, I provide contact information for trades people and organize furniture and accessory rentals if required. Accessories can really “make” a room stand out, impressing buyers. Major construction isn’t always needed, but most homes need minor tweaks that have been on the “honey do” list for a while. Having contact details of professional trades people at your finger tips makes it easy to get the jobs done quickly.
Lastly, adhering to the target market date is vital! I work with both the homeowner and agent to create and reach a realistic date for completion, and then I follow up to make sure things are on track. Having a professional stager guide you through this process makes home staging less confusing. It’s important to do everything to make your home shine in the eyes of the buyers.
